Challenge

When You Can't See What's Happening, Inefficiency Becomes the Default

Managing a large portfolio of buildings in Chicago means dealing with heating systems that are easy to set and hard to trust. Without clear visibility into how each building is actually performing, systems tend to drift — running slightly too hot, slightly too long, slightly too often — and no one notices until the season ends and the bills arrive. For a portfolio the size of Cagan Management Group's, that kind of invisible inefficiency adds up fast.

The bigger issue was operational. With dozens of buildings to oversee, the team needed more than a thermostat; they needed a way to know, at any given moment, whether their buildings were behaving as intended. Reacting to tenant complaints after the fact wasn't a sustainable strategy. Neither was relying on maintenance staff to manually stay on top of every system across every property.

Solution

Real-Time Visibility, Tighter Control, and a Team That Flew In to Make Sure It Worked

In March 2025, Cagan Management began rolling out Runwise across its Chicago portfolio.

With Runwise implemented across 20+ buildings, the team gained the ability to monitor system behavior remotely, catch issues before they escalated, and make adjustments without dispatching someone to the building. Alerts meant that a problem surfacing at midnight didn't have to wait until morning to be addressed.

As Cagan wrote at the time: "This technology gives our teams real-time visibility, better control, and data-driven insights — helping us improve efficiency, reduce waste, and operate more sustainably without compromising resident comfort."

20+ Buildings Running More Intentionally — With the Data to Back It Up

Across its portfolio, Cagan Management has moved from reactive oversight to proactive control. The real-time monitoring and alert system has given the team peace of mind that's hard to quantify, but easy to feel — especially during Chicago's harshest winter stretches. The ability to receive alerts has been particularly valuable to the team, as it allows them to make adjustments before issues snowball to keep the system running. Systems that used to drift now stay on target, and the team has the visibility to course-correct quickly when they don't.

The collaboration has been as valuable as the technology itself. As Cagan put it: "This is exactly the kind of collaboration we value as we continue investing in technology that supports our residents, our buildings, and our teams."

Over the course of a half-century, Cagan Management Group has transformed itself from a reputable local player to national leader in property management. The group has been the trusted guardian of a $2+ billion real estate portfolio across the country with hubs in the Midwest, Florida and Louisiana.
