There was no flood and no obvious problem, just water quietly draining day after day and showing up later as a higher bill.
Solution
How Langsam found the waste with Smart Toilet Monitoring
Langsam Property Services installed Runwise Smart Toilet Monitoring across the building to track water use and flag running toilets the moment they start. Daily water use dropped from 30,212 gallons before install to 26,119 gallons over the most recent two weeks — a 14% reduction in per-unit consumption.
And because the installation is still relatively new, the team continues to uncover new issues each week, creating further savings potential.
Results
On pace for more than $25,500 a year in savings
Cutting building-wide water use by about 4,090 gallons a day is worth roughly $71.64 a day so far, putting 620 Trinity Avenue on pace for more than $25,584 a year.
No major repairs and no resident disruption — just continuous visibility into water use that previously went unmonitored.
